How to Identify Rotten Wood in Your Crawlspace
Wood rot is one of the most destructive forces working against the structural integrity of Florida homes. Because crawlspaces are dark, confined, and rarely visited, rot can progress for years before a homeowner ever notices a problem.
Knowing how to identify rotten wood — and understanding what causes it — can help you catch damage early and avoid costly structural repairs.
What Does Rotten Wood Look Like?
Wood rot presents differently depending on the type and stage of decay.
EarlyStage Rot
- Discoloration — wood appears darker than surrounding lumber
- Surface feels slightly soft or spongy when pressed
- A musty or earthy odor may be present
Advanced Rot
- Wood crumbles or breaks apart when touched
- Deep cracks running along the grain of the wood
- Wood appears shrunken or has pulled away from fasteners
- Visible fungal growth on the surface
Dry Rot
Despite its name, dry rot is caused by a fungus that thrives in moist conditions. In later stages, the wood dries out and becomes brittle, breaking into cube-like pieces. Dry rot can spread to adjacent wood even after the moisture source is removed.
Where to Look for Rot in a Crawlspace
Rot tends to concentrate in areas where moisture collects or where wood contacts soil or concrete:
- Joist ends where they rest on the foundation wall
- Beam ends near exterior walls
- Support post bases where they contact the ground or a footing
- Subfloor panels directly above areas of moisture accumulation
- Any wood in contact with soil
The Simple Probe Test
A screwdriver or awl is a basic tool for identifying rot. Press the tip firmly into the wood. Solid, healthy wood resists penetration. Rotten wood allows the tool to sink in easily or crumble around the point of contact.
Frequently Asked Questions
Can rotten wood be painted over or treated to stop the rot?
Surface treatments may slow the spread of early-stage rot, but they cannot restore structural strength to wood that has already deteriorated. Structurally compromised wood must be repaired or replaced.
Is all discolored wood in a crawlspace rotten?
Not necessarily. Some discoloration is caused by age, staining, or previous moisture exposure that has since dried. A professional inspection will determine whether discoloration indicates active rot.
How fast does wood rot spread?
Under ideal conditions for fungal growth — warm temperatures and elevated moisture — rot can spread rapidly. Early intervention is always the most cost-effective approach.
