Plumbing Leaks
Supply lines and drain pipes run through or near the crawlspace in most Florida homes. A slow leak — even a drip — can saturate nearby subfloor panels for months before it's discovered.

How Water Destroys Subfloor Panels

Swelling and Delamination: OSB and plywood panels absorb water and swell. As they dry and re-wet repeatedly, the layers begin to separate — a process called delamination. Delaminated panels lose structural stiffness and feel soft underfoot.

Wood Rot: Sustained moisture exposure creates ideal conditions for fungal growth. Once rot takes hold in a subfloor panel, it spreads and can reach adjacent joists.

Fastener Failure: As subfloor panels swell and shrink with moisture cycles, screws and nails loosen. This causes squeaking and reduces the panel's connection to the joists below.
